The idea in one paragraph
Developers in Dubai treat a buyer taking several units very differently from a buyer taking one. That is not a secret and it is not a favour: volume clears inventory, closes faster and costs the developer less to sell. The problem is that almost nobody has access to that treatment, because almost nobody buys several units at once.
NAHY Block exists to fix that. We assemble ordinary buyers into one negotiating party, take that party to the developer as a single conversation, and pass the resulting terms back to the people in it.
Why a group is treated differently
A single buyer negotiates alone against a price list. A group arrives with three things a developer actually values: a decision that is already made, a closing date that is already agreed, and a number of units that changes the maths of the release.
What comes back is negotiable in more than one currency. It can be the price. It can be the shape of the payment schedule. It can be which fees the developer absorbs, or which units the group gets to pick before anyone else. In our experience the last one is the most valuable and the least talked about.
What you own at the end
This is the question everybody asks, so it goes near the top.
Every person in the group signs their own contract with the developer and receives their own title deed for their own unit. There is no shared ownership, no company to set up between friends, no partnership agreement, and no money moving between members of the group. NAHY does not hold anyone’s funds.
The group exists for one purpose: to negotiate as a single party. After the contracts are signed, each person is an ordinary individual owner who can sell, rent or hold on their own timetable.
How a group actually forms
Most people assume this needs a fund, a company or one very large buyer. It does not. In practice, the groups we negotiate for form in four ways.
Friends. Three to six people who already trust each other and have talked about investing together for years without doing it. The most common starting point and the easiest to close, because the trust already exists and only the mechanics are missing.
Family. Parents, siblings, adult children buying adjacent units, sometimes on the same floor. The motive is rarely only financial. It is proximity, with an asset attached.
A building. Neighbours in one condominium who discover they are all looking at Dubai separately. Ten households that were going to make ten weak negotiations instead make one strong one.
A neighbourhood. The largest version. A circle wide enough that no single participant needs a large ticket, and the combined volume changes what a developer will put on the table.
What all four have in common is that the developer sees one buyer, one decision and one closing date. It is not about being rich. It is about arriving together.

Is it safe to invest in Dubai?
Property purchases in Dubai are registered with the Dubai Land Department and off-plan payments in registered projects go to an escrow account rather than to the developer directly. That is the structural protection. The rest of safety is choice: the project, the developer’s delivery record, and what happens on the plots around the building. We put those in writing before anyone signs.
Is it worth investing in Dubai as a group rather than alone?
The group changes your negotiating position, not the property. If the project is right, the group gets it on better terms than any one member would alone. If the project is wrong, being in a group does not save it. That is why we negotiate the units before we negotiate the number.
Do we all have to buy in the same building?
Usually yes, because the negotiating power comes from concentration in one release. It is what makes the group a group in the developer’s eyes.
What if my group falls apart?
Nothing is binding until each person signs their own contract. A group that shrinks simply negotiates as a smaller group, or the remaining members buy individually.
How small can a group be?
Two is already a group. It is a smaller lever than ten, but it is a lever.
