Business Bay Dubai: The Complete Buyer's Guide
Business Bay in 60 seconds
Business Bay is the neighbourhood next to Downtown Dubai where the price per square foot is about a tenth lower than Downtown and the sales volume is almost three times higher. From Sep 2024 to Aug 2026, the Dubai Land Department registered 13,837 apartment sales here at a median of AED 2,320 per sq ft. A median one-bedroom sold for AED 1,739,633 (822 sq ft). Just over half of those sales were off-plan. Gross rental yields sit around 6%. It is the district for people who work in DIFC and Downtown, and for investors who want Downtown's address at a discount and accept a busier, denser tower district in return.

Business Bay prices in 2026: what actually sold
Every number below is a median of registered transactions, not an asking price. Source: Dubai Land Department via Dubai Pulse, Sep 2024 to Aug 2026.
| Unit type | Median sale price (AED) | Median size (sq ft) |
|---|---|---|
| Studio | 1,109,999 | 446 |
| 1 bedroom | 1,739,633 | 822 |
| 2 bedrooms | 2,518,631 | 1,356 |
| 3 bedrooms | 3,750,000 | 1,997 |
| 4+ bedrooms (mostly penthouses) | 13,973,144 | 4,880 |
Median price per sq ft, all apartments: AED 2,320. Share of off-plan sales: 50.7%.
Three things the table tells you:
1. The jump from studio to one bedroom is bigger than the jump from one to two. On the 24 September 2026 dataset a one-bedroom costs 57% more than a studio, while a two-bedroom costs 45% more than a one-bedroom. If you are buying to rent, the studio and the two-bedroom are the efficient ends; the one-bedroom is what most people compete for. 2. Half the market is off-plan. 50.7% of the registered sales were units still under construction. That means a large part of the "price" in Business Bay is a payment plan on a tower that hands over in 2027, 2028 or 2029, not a finished apartment you can rent next month. 3. Size is honest here. A median one-bedroom of 822 sq ft is in line with Dubai Marina and JLT, and smaller than Downtown. You are paying for location, not for space.
Business Bay vs Downtown, Marina, JLT, JVC and Creek Harbour
Same source, same period, same method.
| Area | Median AED per sq ft | Median 1 bedroom (AED) | Sales in 24 months | Off-plan share |
|---|---|---|---|---|
| Business Bay | 2,320 | 1,739,633 | 13,837 | 50.7% |
| Downtown Dubai | 2,559 | 2,000,000 | 5,183 | 24.1% |
| Creek Harbour | 2,384 | 1,869,888 | 4,767 | 51.8% |
| JLT | 1,800 | 1,600,000 | 7,033 | 35.4% |
| Dubai Marina | 1,784 | 1,434,500 | 5,882 | 20.7% |
| JVC | 1,364 | 1,020,000 | 19,789 | 53.3% |
How to read it, on the 24 September 2026 dataset:
Downtown is the reference. Business Bay trades about 9% below Downtown per sq ft and 13% below on a one-bedroom, with 2.7 times the number of sales. That volume is why Business Bay is easier to buy into and easier to sell out of. Creek Harbour is the newer rival at a similar price per sq ft, with a similar off-plan share and a third of the volume. Creek Harbour buys you a master-planned waterfront; Business Bay buys you the Downtown border and a metro station. JLT and Dubai Marina are 22% to 23% cheaper per sq ft and are mostly ready stock (off-plan share of 35.4% and 20.7%). If you need a finished apartment with a tenant in it next month, they are the natural alternatives. JVC is the volume leader of Dubai and 41% cheaper per sq ft. It is where the entry-level investor goes when Business Bay's one-bedroom is out of budget. See the full comparison on the Downtown Dubai, Dubai Marina, JLT, JVC and Creek Harbour pages.
Rental yields in Business Bay: gross and after service charges
Rents below are average asking rents for the first half of 2026 published by the Bayut portal. Prices are the DLD medians above. The yield is the simple division, so it is a gross figure before service charges, vacancy and agency fees.
| Unit | Average annual rent, H1 2026 (AED) | DLD median price (AED) | Gross yield |
|---|---|---|---|
| Studio | 73,000 | 1,109,999 | 6.6% |
| 1 bedroom | 104,000 | 1,739,633 | 6.0% |
| 2 bedrooms | 148,000 | 2,518,631 | 5.9% |
Yields computed on the 24 September 2026 figures. Service charges are the number most first-time buyers forget. In Business Bay towers the range most 2026 guides quote is AED 14 to 20 per sq ft a year; the exact figure for every building is public in the DLD Service Charge Index. On a median one-bedroom of 822 sq ft at AED 17 per sq ft, that is about AED 14,000 a year, which takes the one-bedroom from 6.0% gross to roughly 5.2% net of service charges. Canal-facing and Burj Khalifa-facing units rent for more and also carry higher charges; ask for the last two years of service charge invoices before you sign. The tenant pays the 5% municipality housing fee on top of the rent, through the DEWA bill, so it does not come out of your yield.
Who buys and who rents here
Business Bay has three tenants and three buyers, and they rarely overlap. Tenants: professionals working in DIFC, Downtown and along Sheikh Zayed Road who want a 10-minute commute; short-stay guests, because a large share of the towers are licensed for holiday homes; and couples who chose Business Bay over Downtown to get a bigger apartment for the same rent. Buyers: investors who want a Downtown-adjacent address with a payment plan, which is why the off-plan share is over 50%; end users who work nearby and buy a ready one or two-bedroom; and buyers who are combining two units, or one two-bedroom, to reach the AED 2 million threshold for the 10-year Golden Visa. On the DLD medians above, a two-bedroom in Business Bay is above that line on its own; a one-bedroom is not. What this district is not: it is not a family suburb. There are no villas, the schools are outside the district, and the streets are built for towers, not for bikes. Families with children usually look at Dubai Hills or the villa communities and keep Business Bay as the investment.

Recently delivered: Urban Oasis by Missoni (Dar Global, 2024) and DaVinci Tower by Pagani (Dar Global, Q2 2025). What the pipeline means for you: Business Bay will keep receiving new towers every year until at least 2029. New supply is good for buyers of ready units (more choice, more negotiation) and demands discipline from off-plan buyers: buy from a developer that has already delivered in this district, check the escrow account on the DLD portal, and treat the payment plan as the real price. Living in Business Bay: what it is like day to day
Business Bay sits between Downtown Dubai and Al Quoz, cut through by the Dubai Water Canal. The Business Bay Metro Station is on the Red Line, on the Sheikh Zayed Road edge of the district, which matters: towers near the station are a walk to the metro, towers on the canal side are a taxi. Dubai Mall and the Burj Khalifa are one bridge away. DIFC is about 10 minutes by car. Both Sheikh Zayed Road and Al Khail Road border the district, so the airport and the Marina are each under half an hour outside peak time. The honest downsides: traffic at the Downtown entrances between 8 and 9 in the morning and 5 and 7 in the evening; construction noise in the blocks where the 2027 to 2029 towers are rising; and a district that is better for walking along the canal promenade at Marasi Drive than for walking to a supermarket, depending on your tower. Bay Avenue and the canal side have the cafés and gyms; the inner blocks are quieter and cheaper.
What it costs to buy in Business Bay
Business Bay is a freehold area: foreigners can buy in their own name, with the title registered at the Dubai Land Department. On top of the price, budget for: 4% DLD transfer fee, plus a small admin fee; Registration trustee fee, around AED 4,000 plus VAT for properties above AED 500,000; 2% agency commission plus 5% VAT on the commission, on a ready unit; on an off-plan unit bought from the developer the commission is paid by the developer; 0.25% mortgage registration fee if you finance; Off-plan: the Oqood registration fee and the escrow payment schedule set by the developer. Total for a ready unit: about 6.5% to 7% of the price. Fees: Dubai Land Department.
Business Bay: 6 questions buyers ask
Can a foreigner buy an apartment in Business Bay?
Yes. Business Bay is a freehold zone. A foreigner buys in their own name, the title deed is issued by the Dubai Land Department, and the property can be rented, sold or inherited like any other freehold asset.
What is the median price of a one-bedroom in Business Bay in 2026?
AED 1,739,633 for a median 822 sq ft unit, based on 13,837 DLD-registered apartment sales from Sep 2024 to Aug 2026. The median price per sq ft across all apartments is AED 2,320.
What rental yield can I expect in Business Bay?
About 6% gross on a one-bedroom and 6.6% on a studio, using H1 2026 average asking rents against DLD median prices. After service charges of AED 14 to 20 per sq ft, expect roughly 5% to 5.5% net on a one-bedroom.
Is Business Bay a better investment than Downtown Dubai?
Business Bay is cheaper per sq ft and far more liquid: 2.7 times the sales volume of Downtown in the same 24 months. Downtown has the stronger address and the higher rents per unit. For yield and exit speed, Business Bay; for the trophy address, Downtown.
Which projects hand over in Business Bay in 2026 and 2027?
VELA by Omniyat (Q3 2026), DG1 Living by Dar Global (Q4 2026), V-Suites by Anax (Q1 2027) and Bugatti Residences by Binghatti (August 2027), according to the developers' published dates in our Handover Tracker.
Does an apartment in Business Bay qualify for the Golden Visa?
The 10-year Golden Visa requires property worth at least AED 2 million. A median two-bedroom in Business Bay is above that line on its own; a median one-bedroom is not, so buyers combine two units. Mortgaged property is accepted with a no-objection letter from the bank.
