JBR Dubai Apartments for Sale: A Buyer's Guide

JBR in 60 seconds

Jumeirah Beach Residence is Dubai's original beachfront apartment district: 40 towers on 1.7 km of sand, The Walk at their feet and The Beach in front. From Sep 2024 to Aug 2026, the Dubai Land Department registered 997 apartment sales in JBR at a median of AED 1,581 per sq ft, lower per sq ft than Dubai Marina behind it. A median one-bedroom sold for AED 1,739,327, for a unit of 1,101 sq ft, one of the largest one-bedrooms in Dubai. Every sale was a ready apartment: JBR is fully built. It is the district for buyers who want to step out of the lobby onto the beach, and for holiday-home investors. The trade-off: few units change hands, the towers date from 2007 to 2010, and weekends are busy.

Median price per sq ft, all apartments: AED 1,581. Share of off-plan sales: 0.0%.

Three things the table tells you:

1. JBR apartments are big. The median studio is 714 sq ft and the median one-bedroom 1,101 sq ft, close to double a new one-bedroom elsewhere. That is why JBR looks cheap per sq ft and expensive per unit. 2. The three-bedroom is the value unit. On the 24 September 2026 dataset a JBR three-bedroom costs only about 16% more than a two-bedroom, and it is also the unit with the highest gross yield (see the rent table below). 3. This is a pure resale market. With 0.0% off-plan and a sixth of the Marina's sales volume, you buy what comes up. Liquidity is thinner than in the big districts, so price the unit on the last registered sales in the same tower.

JBR vs Dubai Marina, JLT, Palm Jumeirah, Emaar Beachfront and Business Bay

Business Bay2,3201,739,63313,83750.7%

How to read it, on the 24 September 2026 dataset:

- Dubai Marina costs 13% more per sq ft, but its one-bedroom is about 18% cheaper than JBR's, because Marina units are smaller. The Marina sells about six times as many apartments. JBR is the beach itself; the Marina is the water view with more choice. - JLT costs 14% more per sq ft for a one-bedroom about 8% cheaper, with seven times the sales. JLT is the metro-and-work market; JBR is the beach-and-holiday market. - Palm Jumeirah costs 52% more per sq ft and 54% more for a one-bedroom. Emaar Beachfront, the newer beach district at Dubai Harbour, costs more than double per sq ft for new towers with a private beach. JBR is the beachfront at a resale price. - Business Bay costs 47% more per sq ft for a one-bedroom at practically the same price, with almost 14 times the volume. That is the trade: space and the sea in JBR, liquidity and payment plans in Business Bay.

Rental yields in JBR: gross and after service charges

Rents below are the average registered annual rents for JBR apartments in the 12 months to September 2026, from Dubai Land Department rental contracts as shown on the Bayut portal (read 28 September 2026). Prices are the DLD medians above. The yield is the simple division, so it is a gross figure before service charges, vacancy and agency fees.

Yields computed on the 24 September 2026 figures.

Service charges in JBR sit at about AED 13 to 18 per sq ft a year depending on the cluster, around AED 15 on average; the exact figure for every building is public in the DLD Service Charge Index. Because JBR units are large, the bill is large too: on a median one-bedroom of 1,101 sq ft at AED 15.4 per sq ft, about AED 17,000 a year, which takes the one-bedroom from 6.5% gross to roughly 5.6% net of service charges.

JBR is one of the strongest short-stay markets in Dubai: it ranked fourth for daily apartment rentals on Bayut in September 2026, after Dubai Marina, Business Bay and Downtown. Many owners let through a holiday-home permit from Dubai's Department of Economy and Tourism instead of an annual lease; that can lift the income and adds furnishing, management and vacancy costs. Run both numbers before you choose.

The tenant pays the 5% municipality housing fee on top of the rent, through the DEWA bill, so it does not come out of your yield.

Who buys and who rents in JBR

Tenants: couples and families who want the beach at the door; professionals working in Media City, Internet City and Dubai Harbour; and holiday guests all year round.

Buyers: holiday-home investors; end users who want a large apartment on the sand; and buyers who want the 10-year Golden Visa with one unit. On the DLD medians above, a JBR two-bedroom and three-bedroom are each above the AED 2 million line on their own.

What JBR is not: it is not new and it is not quiet. The towers were completed between 2007 and 2010, and The Walk and The Beach draw crowds on weekends and holidays.

New supply in JBR: almost none

JBR is fully built: the original complex of 40 towers is complete, and the last new towers on the strip were handed over in 2025. There is no new residential supply inside JBR with a published handover date for 2026 to 2028. Any JBR project in our Handover Tracker is listed below, with the dates the developers publish.

What this means for you: new supply competes with JBR from next door, on Bluewaters and at Emaar Beachfront, not inside it. For owners, a fixed stock on the sand is scarce by definition. For buyers, the choice is between clusters and floors, not between old and new.

Living in JBR: what it is like day to day

The original JBR complex is 40 towers, 35 residential and 5 hotels, in six clusters from west to east: Shams, Amwaj, Rimal, Bahar, Sadaf and Murjan. It was developed by Dubai Properties and is managed today by Dubai Holding Asset Management. The Walk, a 1.7 km boulevard at ground and plaza level, has more than 300 shops and restaurants; The Beach, opened in 2014, sits between the towers and the sea, with free public beach access. Bluewaters Island lies 400 metres offshore.

The Dubai Tram stops twice in JBR, at Jumeirah Beach Residence 1 and Jumeirah Beach Residence 2, and connects to the DMCC and Sobha Realty metro stations on the Red Line. Downtown is about 20 to 25 minutes by car outside peak time, DXB about 30 minutes and Al Maktoum airport about 30 minutes.

The honest downsides: traffic and parking at weekends (visitor parking is paid, AED 20 an hour in the Murjan car park, with a daily cap); crowds and noise on The Walk; and service charges that weigh more than elsewhere because units are large.

What it costs to buy in JBR

JBR is a freehold area: foreigners can buy in their own name, with the title registered at the Dubai Land Department. On top of the price, budget for:

- 4% DLD transfer fee, plus a small admin fee; - Registration trustee fee, around AED 4,000 plus VAT for properties above AED 500,000; - 2% agency commission plus 5% VAT on the commission; - 0.25% mortgage registration fee if you finance.

Total: about 6.5% to 7% of the price. Fees: Dubai Land Department.

JBR: 6 questions buyers ask

Is JBR a good investment in 2026?

For income, yes, if you price the unit correctly: around 6.5% to 7% gross on one- and two-bedrooms and above 8% on three-bedrooms, using DLD-registered rents against DLD median prices, plus one of Dubai's strongest short-stay markets. The risks to manage are thin liquidity and building age: price on the last sales in the same tower and check the service charge history.

What is the median price of a one-bedroom in JBR in 2026?

AED 1,739,327 for a median 1,101 sq ft unit, based on 997 DLD-registered apartment sales from Sep 2024 to Aug 2026. The median price per sq ft across all apartments is AED 1,581.

How much rent does a JBR apartment get?

About AED 113,560 a year for a one-bedroom, AED 159,406 for a two-bedroom and AED 220,086 for a three-bedroom, the average of DLD-registered rental contracts in the 12 months to September 2026. Full sea views and higher floors rent for more.

JBR or Dubai Marina?

JBR is the beach itself, with bigger apartments and no new supply; the Marina is 13% more expensive per sq ft for smaller units, with far more choice and more liquidity. Buy JBR for the sand and the space; buy the Marina for choice and easier resale.

Can I rent a JBR apartment as a holiday home?

Yes, with a holiday-home permit from Dubai's Department of Economy and Tourism, and subject to the building's rules. JBR was the fourth most popular area for daily apartment rentals on Bayut in September 2026.

Does a JBR apartment qualify for the Golden Visa?

The 10-year Golden Visa requires property worth at least AED 2 million. A median JBR two-bedroom and three-bedroom are each above that line on their own; a median one-bedroom is not. Mortgaged property is accepted with a no-objection letter from the bank.
