Emaar Beachfront Properties for Sale: A Buyer's Guide
Emaar Beachfront in 60 seconds
Emaar Beachfront is the most expensive apartment address in the areas we track: a private island in Dubai Harbour, between Dubai Marina and Palm Jumeirah, with a beach on both sides and one master developer. From Sep 2024 to Aug 2026, the Dubai Land Department registered 1,041 sales at a median of AED 3,593 per sq ft, roughly double the Marina next door. A median one-bedroom sold for AED 2,500,000, which is above the AED 2 million Golden Visa line on its own. This is not a yield play. It is a scarcity play: a limited number of towers on a beach that cannot be extended, bought by people who want to live on it or rent it to people who pay for the view.

Median price per sq ft, all apartments: AED 3,593. Share of off-plan sales: 42.6%. There are no studios on Emaar Beachfront.
What the table tells you:
1. The one-bedroom is the entry ticket and it already clears the Golden Visa threshold. On the 24 September 2026 dataset a median one-bedroom costs AED 2.5 million for 780 sq ft. You pay Downtown-plus prices for Marina-sized apartments; the premium is the beach. 2. Volume is thin by design. 1,041 sales in 24 months against 5,882 in Dubai Marina. Fewer sales means slower exits and less negotiation room, in both directions. 3. Off-plan is still 42.6% of sales because the master developer keeps releasing towers; ready units on the beach trade at a premium to the launch prices of the newest ones.
Emaar Beachfront vs Dubai Marina, JBR, Palm Jumeirah, Palm Jebel Ali and Dubai Islands
Same source, same period.
| Area | Median AED per sq ft | Median 1 bedroom (AED) | Sales in 24 months |
|---|---|---|---|
| Emaar Beachfront | 3,593 | 2,500,000 | 1,041 |
| Palm Jebel Ali | 3,495 | 2,782,000 | 682 |
| Dubai Islands | 2,515 | 2,195,706 | 4,431 |
| Palm Jumeirah | 2,407 | 2,673,521 | 2,644 |
| Dubai Marina | 1,784 | 1,434,500 | 5,882 |
| JBR | 1,581 | 1,739,327 | 997 |
How to read it, on the 24 September 2026 dataset:
Palm Jumeirah, the obvious comparison, is 33% cheaper per sq ft and its one-bedroom is 7% more expensive, because Palm apartments are bigger. On the Palm you buy space and an address that is 20 years old; on Beachfront you buy a new building and a beach at the door. Palm Jebel Ali is the only address priced like Beachfront per sq ft, and it is entirely a future: a third of its sales were off-plan and nothing there is a walk to a supermarket yet. Beachfront is the same price for a place you can live in this year. Dubai Islands is 30% cheaper per sq ft and 95.4% off-plan. It is the 2028 to 2030 version of what Beachfront is today. Dubai Marina and JBR are half the price per sq ft. If the beach is the point, JBR gives you the same sand for half the money in an older tower with no off-plan supply at all (0.0% off-plan). Compare on the Palm Jumeirah, Palm Jebel Ali, Dubai Islands, Dubai Marina and JBR pages.
Rental yields on Emaar Beachfront
In the first half of 2026 the luxury apartment segment in Dubai yielded between 6.4% and 6.5% gross on the Bayut portal's half-year report, and beachfront addresses sit at the low end of luxury yields because the price per sq ft is the highest. Owners here make money in two other ways: short-stay rentals during the season, where a furnished one-bedroom on the beach commands a nightly rate that a Marina unit cannot, and capital appreciation on a supply that ends when the last tower is built. Service charges are at the top of the Dubai range on beachfront towers with private beach, pools and concierge. Ask for the current DLD Service Charge Index figure for the exact tower and put it in your net calculation before you sign; on a two-bedroom the charge is a five-figure number every year.
Who buys and who rents on Emaar Beachfront
Buyers: end users who want to live on a beach in the city, often families with older children or couples; investors buying one-bedrooms as furnished short-stay units; and Golden Visa buyers, because a single one-bedroom clears the AED 2 million line. A large share of the buyers are non-residents who visit Dubai two or three times a year. Tenants: senior professionals from DIFC, Media City and the Marina cluster who pay for the beach and the marina, and short-stay guests from October to April. What Beachfront is not: it is not the cheapest way to own a beach view in Dubai (that is JBR) and it is not a yield district. If your spreadsheet starts with the yield, look at JVC or Business Bay and come back here with the second purchase.
Handovers around Emaar Beachfront
Emaar Beachfront is a single master development released tower by tower, so the pipeline is the master developer's release calendar rather than a list of independent projects. In the wider Dubai Harbour, our Handover Tracker lists W Residences Dubai Harbour by Arada for Q4 2027 on a 60/40 plan. Newly released Beachfront towers are listed on our projects pages with the developer's published handover date and payment plan.
Living on Emaar Beachfront: what it is like day to day
The island sits inside Dubai Harbour, with the cruise terminal and the marina on one side and the open beach on the other. Dubai Marina and JBR are next door; Sheikh Zayed Road is a few minutes away by car; the Palm is one exit further. There is no metro on the island; the nearest Red Line stations are in the Marina. Residents get a private beach, pools, and the Harbour's restaurants and yacht club within walking distance. The honest downsides: it is a car district for anything beyond the Harbour; construction continues while the remaining towers rise; and the season is real, with the beach full from October to April and quiet in the summer heat.
What it costs to buy on Emaar Beachfront
Freehold: foreigners buy in their own name with a Dubai Land Department title deed. On top of the price, budget for: 4% DLD transfer fee, plus a small admin fee; Registration trustee fee, around AED 4,000 plus VAT; 2% agency commission plus 5% VAT on the commission on a ready unit; on an off-plan unit bought from the developer the commission is paid by the developer; 0.25% mortgage registration fee if you finance; Off-plan: the Oqood registration fee and the escrow schedule set by the developer. Total for a ready unit: about 6.5% to 7% of the price. Fees: Dubai Land Department.
Emaar Beachfront: 6 questions buyers ask
How much is a one-bedroom on Emaar Beachfront?
AED 2,500,000 median for 780 sq ft, based on DLD-registered sales from Sep 2024 to Aug 2026. The median across all apartments is AED 3,593 per sq ft.
Does an Emaar Beachfront apartment qualify for the Golden Visa?
Yes. A median one-bedroom is above the AED 2 million threshold on its own. Mortgaged property is accepted with a no-objection letter from the bank, and the visa covers spouse and children.
Is Emaar Beachfront better than Palm Jumeirah?
Per sq ft Beachfront is 33% more expensive; per unit the Palm one-bedroom costs more because it is bigger. Beachfront is newer, denser and has the beach at every tower; the Palm has villas, larger apartments and a longer track record. Different products for the same budget.
What rental yield does Emaar Beachfront give?
Lower than the city average: the luxury segment yielded about 6.4% gross in H1 2026 on the Bayut report and beachfront towers sit at the low end of that. Owners who rent furnished short-stay units in season do better; long-term tenancy here is an appreciation strategy, not an income strategy.
Are there studios on Emaar Beachfront?
No. The smallest unit registered in the period is a one-bedroom.
Can I still buy off-plan on Emaar Beachfront?
Yes; 42.6% of sales in the period were off-plan, released by the master developer tower by tower. Ready units on the beach trade at a premium to the newest launches.
