Service Charges in Dubai: The Cost Most Buyers Forget

Service charges are the annual fee every property owner in Dubai pays for the running of the building and community: security, cleaning, cooling infrastructure, maintenance and the sinking fund. They are billed per square foot, the budgets are approved and supervised by RERA through the Dubai Land Department’s Mollak system, and the rate is set per project, not per area, which is why two towers on the same street can pay very different numbers. Before you buy, check the official rate for the specific building; it changes the yield maths more than most buyers expect.

Why the same area has different rates

The charge follows the building, not the postcode. A tower with a large pool deck, chilledwater cooling, valet and dense amenities carries a heavier budget per square foot than a simple building next door; townhouse communities budget differently from high-rises; older buildings can carry heavier maintenance lines while newer ones carry heavier amenity lines. This is why an “average for the area” is the wrong tool for a purchase decision: the only number that matters is the approved budget of the specific project you are buying into, and that number is checkable before you sign anything.

How service charges change your yield

The arithmetic is simple and unforgiving: gross rent minus service charges and running costs is what you actually keep, and because the charge is billed per square foot, larger units in heavy-amenity towers feel it most. Two units with identical purchase prices and identical rents can land points apart in net yield purely on the service charge line. Run the number in the ROI calculator before you commit, and when you compare areas for yield, compare them net of this line, not gross. For off-plan buyers there is a second timing detail: service charges begin at handover, so they belong in your post-handover budget from day one, next to any remaining instalments. Final differentiation sentence: Unlike the area guides, which cover where to buy, this page covers the recurring cost of owning the specific building you choose, and how to verify it before you commit.

What does YOUR building charge?

Send us the project or tower you are considering and we send back the current approved service charge for it, plus how it compares inside the same community.

Frequently asked questions

Who sets service charges in Dubai?

The owners association management structure proposes the budget and it is approved and supervised through Mollak, the DLD/RERA system; owners are billed per square foot against that approved budget.

Are service charges the same across an area?

No. The rate is set per project’s approved budget, so neighbouring towers can differ substantially depending on amenities, cooling and age.

When do I start paying on an off-plan purchase?

From handover. Budget for it alongside any post-handover instalments.

Can service charges change over time?

Yes. Budgets are approved periodically, so the rate can move; the supervised process exists exactly to keep; changes accountable.

Do service charges affect what I should offer?

They should. Two similar units with different charges are not the same investment; price the recurring line, not just the purchase price.
