What happens now

Aljada has been handed over. Owners now hold the keys, and each unit's Oqood registration is converted into a title deed at the Dubai Land Department once the purchase price is fully settled. Service charges start from handover and are billed by the building's management under a budget approved by RERA, so keep them current: a service charge clearance is required for any future sale. If you are renting the unit out, register every tenancy contract with Ejari and keep the DEWA account in the name agreed in the lease. If you are considering a sale, the value now depends on the finished building, the actual view and finish, and recent transactions in Muwaileh, not on the launch price. NAHY prepares valuations from those transactions.

Buyer questions

Has Aljada been handed over?

Yes. Source: Developer official website. The stated handover for Aljada is Phased 2023-2027, and the project is marked as handed over. Owners now hold their keys and the building is under its management company.

When do I receive the title deed for my unit in Aljada?

After completion, once the full purchase price is settled, the developer requests the conversion of your Oqood registration into a title deed at the Dubai Land Department. The title deed is issued in the owner's name and is required for any future sale.

When do service charges start at Aljada?

From handover. They are billed by the building's management under a budget approved by RERA, usually calculated per square foot of your unit, and are payable whether the unit is occupied or not. Keep them current: a service charge clearance is required to sell the unit later.

Can I rent out my unit in Aljada after handover?

Yes. The tenancy contract must be registered with Ejari, the DEWA account is opened or transferred as agreed in the lease, and the unit needs to match the standard your target rent requires. NAHY's Handover Concierge lists and manages units from the week the keys are collected.

What should I check before selling my unit in Aljada?

That your title deed has been issued, that service charges are clear, and what comparable units in Muwaileh have actually transacted for since handover, not the launch price. NAHY prepares a valuation from Dubai Land Department transactions before listing.
