The Dubai Land Department investor service says that a real estate investor with one or more properties whose purchase value is AED 2 million or more may apply for a renewable 10-year residence permit. This calculator compares the property value you enter with that published threshold. It is an eligibility indicator, not an immigration decision or a promise of a visa.
The value test is not the complete application. The DLD service lists an e-Certificate of Title or title deed, passport, personal photograph and, where applicable, Emirates ID and a copy of the current residence permit among its documents. For a mortgaged property, the service asks for a bank letter confirming the amount paid and the balance. Those documents and the applicant’s circumstances are reviewed through the official process.
A result at or above AED 2 million means the property-value input meets the public threshold used by this tool. A result below it means the entered value does not meet that threshold. It does not assess title status, ownership, mortgage documentation, family sponsorship or any other condition.
