Dubai to Al Ain Road: where The Valley sits

The Valley lies along the Dubai to Al Ain Road, in the area the Dubai Land Department registers as Al Yufrah 1. At launch, Emaar placed it five minutes from the Sevens Stadium, eight minutes from Dubai Outlet Mall and 25 minutes from Downtown Dubai and Dubai International Airport (Khaleej Times, 18 November 2019). Emaar's current sales page gives about 40 minutes to the airport by car, depending on traffic.

The same report noted that the Dubai to Al Ain Road was being widened from three to six lanes under a AED 2 billion upgrade announced in July 2019. Emaar also lists access to Downtown Dubai, Dubai Hills Mall and Arabian Ranches from the community.

Alva, Alva 2 and Alva 3: the 2026 phases

The three phases are separate DLD projects with separate handover dates, all at 0% construction at the last DLD inspection. Emaar's sales page read on 8 November 2026 does not list Alva, so this page does not present Alva units as available from the developer. Buyers who want Alva can look at resale contracts from earlier buyers; NAHY checks the seller, the phase name and the Oqood before any payment.

Life in The Valley: Pavilion, Golden Beach and sports

Emaar's chairman Mohamed Alabbar called The Valley "the city's first-ever self-contained town" at its launch in 2019 (Khaleej Times, 18 November 2019). The first cluster, Eden, offered three and four bedroom homes. Emaar's sales page now lists these community features:

• The Valley Pavilion, with boutique shops, cafes and outdoor dining
• The Golden Beach, a forest walk and a meadow walkway
• Fitness areas, jogging paths, a football pitch, sports courts and a skate park
• Yoga and meditation spots
• Children's play zones, nature-themed play areas and a dog park

Emaar also states that educational and commercial hubs are planned inside the community.

What Emaar sells in The Valley now: Ovelle and the townhouse collections

Emaar's own The Valley page, read on 8 November 2026, is the reference for what the developer is selling today:

• Ovelle at The Valley: five villas listed, all with five bedrooms, three of 5,670 sq ft, one of 7,728 sq ft and one of 7,970 sq ft. Emaar does not state a handover date on the listing.
• Kaia, Elea, Elva and Avena: named by Emaar as the latest additions to The Valley's townhouses, with no unit details on the page.

Emaar describes The Valley as offering off-plan homes but does not give a status per collection. Emaar Properties: 2026 sales and launches

Emaar Properties recorded AED 34.7 billion in property sales in the first nine months of 2026, and its revenue backlog stood at AED 158.8 billion on 30 September 2026 (Emaar results, reported by Khaleej Times on 5 November 2026). Emaar states it has delivered more than 132,800 residential units since 2002.

Besides the three Alva phases, Emaar entities registered these projects with the DLD in 2026: Palace by the Beach (861 units), Valia at Dubai Creek Harbour (492), Faro at The Heights 1 and 2 (491), Golf Vale and Golf Fields (443) and Golf Trails (161) at Emaar South.
