Riverside Crescent, Skyscape and Skyvue: the tower clusters

Sobha names three apartment clusters in Hartland II:

• Riverside Crescent: six towers numbered 310 to 360 around a shared amenity deck, with views of the villa community and Meydan. Towers 320 and 330 have 57 floors.
• Skyscape: three towers, Aura, Avenue (50 storeys) and Altius (85 storeys), with lagoon views.
• Skyvue: four towers, Solair, Spectra, Stellar and Altier. Sobha calls Stellar the tallest of the Skyvue collection.

Amenities listed across the clusters include infinity pools, an outdoor gym, a sky garden, a yoga zone, a library and reading room, a skate park, an open-air cinema and a water obstacle course. The community adds two clubhouses, tennis, padel, squash and badminton, and kayaking and paddleboarding. Sobha also markets Sobha Estates, five and six bedroom villas and waterfront mansions with private pools.

What the DLD register shows for Skyscape and Skyvue

The Dubai Land Department keeps one record per registered project, and its dates can differ from the tower dates Sobha announces:

• Skyvue (project 3435): registered 25 February 2025 with 2,738 units, construction started 1 April 2025, 10.5% complete at the inspection of 30 July 2026, declared completion 31 March 2030, escrow at Dubai Islamic Bank.
• Skyscape: 1,852 units, 38% complete at the last DLD inspection.

Sobha announces March 2029 for Skyvue Solair, Spectra and Stellar, and the register declares 31 March 2030 for project 3435. For Skyvue Altier, which Sobha dates June 2030, NAHY confirms the DLD entry and its declared date before you buy, and checks the inspection progress.

Part handed over, part off-plan: buying in Hartland II now

Sobha Hartland II is now two markets in one. Sobha includes the community in its 2026 handover programme (Khaleej Times, 21 July 2026), while its towers due between 2027 and 2030 are still sold off-plan. That gives a buyer three timelines:

1. Riverside Crescent, from July 2027: the shortest wait among the towers Sobha still lists.
2. Skyscape, December 2028: 38% complete in the DLD register.
3. Skyvue, March 2029 to June 2030: the latest handovers, with Skyvue at 10.5% at the July 2026 inspection.

Sobha Realty: Backward Integration and 16 master plans

Sobha Realty controls design, engineering, construction and finishing in-house through what it calls its Backward Integration model. The company reported a record AED 30 billion in sales in 2025, up 30% on the year before, and a portfolio of 16 master plans in the UAE, including the AED 50 billion Sobha Sanctuary in Dubai and the planned AED 40 billion Sobha City in Abu Dhabi (Khaleej Times, 21 July 2026). Its 2026 handover programme of 6,819 homes covers Sobha Hartland, Sobha Hartland II, Sobha Reserve, Sobha One and Verde by Sobha.
