Sheikh Zayed Road at the Bluewaters and JLT interchange

Sobha Central sits on Sheikh Zayed Road, on the plot the Dubai Land Department registers as DMCC-EZ2. Sobha places its first tower, The Horizon, at the Bluewaters and JLT interchange, with access to JBR, Dubai Marina, Dubai Internet City and Dubai Media City. The developer gives these times from the project:

  • Business Bay: 10 minutes
  • Downtown Dubai: 10 minutes
  • Dubai Marina: 12 minutes

When Sobha launched The Mirage, Gulf Construction reported two dedicated lanes for entry to and exit from Sheikh Zayed Road (December 2025).

Six towers linked by an elevated path to the mall

Sobha designed Sobha Central as a district rather than a single building. According to its launch release of 14 May 2025:

  • An elevated circulation path links all six towers to the gym, theatre, clubhouse and Grand Hall.
  • Select lift cores lead straight to the mall, restaurants and supermarkets, so residents can shop without using a car.
  • Private themed courtyards sit inside a central park, with sky-level terraces, infinity pools and wellness lounges above.
  • The towers use double-glazed facades, energy-efficient air conditioning, district cooling and EV charging stations.

The project page adds a leisure pool, an outdoor gym, an outdoor cinema, a family barbecue area and a kids play area.

The DLD register holds one record for the whole project, project 4328, with a declared completion of 31 December 2031. Where Sobha's tower dates and the register differ, NAHY quotes the register, since that date is written into each buyer's Oqood. The Horizon launched with 1,225 homes (Sobha, May 2025) and The Mirage with 677 apartments (Gulf Construction, December 2025). NAHY also has a separate page on The Serene tower.

Five towers open, The Mirage sold out: buying now

With The Mirage gone, buyers choose between four towers due in December 2029 and The Pinnacle, due in December 2030, which Sobha describes as the final and tallest tower of the development. Before you reserve, NAHY checks:

  1. Which tower still has your layout. Sobha lists every open tower as subject to availability, so one and two bedroom stock changes tower by tower.
  2. The handover you are signing for. The tower date from Sobha and the 31 December 2031 date in the DLD register.
  3. The escrow account. Payments go to the project escrow at Dubai Islamic Bank.
  4. Resale in The Mirage. The only way into the sold out tower is a resale contract with the developer's no objection certificate.

The price list, payment plan and floor plans by tower go out on WhatsApp.

Sobha Realty: delivery and the 2026 launches

Sobha Realty plans to hand over 6,819 homes in 2026 across Sobha Hartland, Sobha Hartland II, Sobha Reserve, Sobha One and Verde by Sobha, which the developer calls its largest annual delivery programme (Khaleej Times, 21 July 2026). It builds through its own Backward Integration model, controlling design, engineering, construction and finishing.

In the DLD register for 2026, Sobha Central (13 March, 2,169 units) was followed by The Woods (17 July, 1,267 units), The Greens and The Brooks at Sobha Sanctuary (30 July, 376 and 186 units) and The Grove at Sobha Sanctuary (5 August, 166 units).
