Shahrukhz Residences or Shahrukhz by Danube: two different towers

The two projects share a name and a celebrity, but not a building. Shahrukhz by Danube is a 55 storey commercial office tower on Sheikh Zayed Road with 488 units; it sold out on launch day and is set for completion in 2029 (Khaleej Times, 10 December 2025). Shahrukhz Residences by Danube is the residential tower in Dubai Maritime City, launched on 7 October 2026 with 1,143 units in the DLD register. Danube's own page confirms the office tower is a separate project. If you are buying a home, check that your reservation form and Oqood name Shahrukhz Residences.

Gauri Khan penthouses and the Longevity Lounge

Every unit is delivered fully furnished. The penthouses are designed by Gauri Khan, interior designer and wife of Shah Rukh Khan. Danube presents the project as the world's first celebrity-named residential tower (Gulf News, 7 October 2026).

The developer lists more than 40 amenities. The featured ones are:

• Infinity 33 and a beach lagoon
• The King's Club deck on the rooftop
• A Longevity Lounge with cryotherapy, hyperbaric oxygen therapy, a red-light therapy bed and an infrared sauna
• An indoor gym and a sports hub with padel, tennis, basketball and a cricket court
• A kids day care, kids pools and a wall climbing area
• A golf simulator, a cigar lounge, a business centre and a prayer hall

Residents also get access to a private yacht, according to Danube.

Registration, launch and handover dates

The developer and the register give different handover dates. NAHY works with the DLD date, because it is the date that appears in the buyer's Oqood.

One month after launch: what to ask before you reserve

The tower went on sale on 7 October 2026, so the first allocation of floors and views is still moving. Before you reserve, NAHY confirms for you:

1. Which layouts are open: studio, one, two or three bedrooms, or a Gauri Khan penthouse.
2. Floor and view: NAHY asks Danube which floors and sea-facing units are still on the list.
3. The right project: the residential tower in Dubai Maritime City, not the sold out office tower on Sheikh Zayed Road.
4. The DLD record: the Oqood registers your unit with the handover of 30 June 2030 declared to the DLD.

Danube Properties and Shah Rukh Khan

Danube Properties belongs to Danube Group, founded in 1993 by Rizwan Sajan, its founder and chairman. Danube named the commercial tower after Shah Rukh Khan in December 2025 and the residences in October 2026. Danube registered three projects with the DLD in 2026: Serenz in Jumeirah Village Circle (1,227 units), Greenz in Academic City (1,458 units) and Shahrukhz Residences (1,143 units). In October 2026 Greenz recorded 93 off-plan sales and Serenz 88, the eighth and tenth highest totals in Dubai (NAHY count of Dubai Land Department transactions, October 2026).
