Serenz by Danube is a fully furnished residential development of studios and one to three bedroom apartments in Jumeirah Village Circle (JVC), Dubai, designed by Danube Properties as a 50 plus 25 storey development. The Dubai Land Department (DLD) registered it on 4 February 2026 with 1,227 units and a declared handover of 31 December 2029. Serenz in JVC: two minutes from Al Khail Road
Serenz is in Jumeirah Village Circle, the community between Sheikh Mohammed Bin Zayed Road and Al Khail Road. Danube built its launch message around road access, which it describes as two minutes in and two minutes out. The times published on the project page are:
- Al Khail Road: 2 minutes
- Circle Mall: 7 minutes
- Sheikh Zayed Road: 13 minutes
- Mall of the Emirates: 13 minutes
- Internet City Metro Station: 13 minutes
- Dubai Marina: 16 minutes

120,000 sq ft of lifestyle space: the Serenz amenity plan
Danube says Serenz has over 120,000 sq ft of curated lifestyle spaces, which it calls a first for Dubai, and more than 40 amenities. The headline features on the project page are an aqua park and the Serenity Spa. The full list includes:
- An infinity pool, a resort-style serenity pool and an aqua lounge
- A children's water park, a kids splash pool and a kids day care
- Padel tennis and other sports courts, and fitness areas
- Meditation zones, landscaped gardens and a spa
- A drone docking station
The press release of 9 February 2026 states that the residences are delivered fully furnished. Danube's global ambassador, the cricketer Brett Lee, attended the unveiling.

The handover dates agree. For the unit count, NAHY uses the register, because each unit sold must exist in the DLD record to receive an Oqood.
88 sales in October: how to still get a Serenz apartment
Nine months after launch, Serenz is still among the most sold off-plan projects in Dubai, with 88 DLD sales in October 2026. NAHY works in this order:
- Developer stock first. NAHY asks Danube which studios and one, two and three bedroom units are open, and in which part of the 50 plus 25 storey development.
- Resale second. Buyers from February can sell their contract before handover with Danube's no objection certificate; NAHY checks what the seller has paid and the Oqood.
- Payment to escrow. Instalments go to the project escrow account at Commercial Bank of Dubai.
The price list, the payment plan and the floor plans for the open units are sent on WhatsApp.
Danube Properties: from Serenz to Greenz
Danube Properties is part of Danube Group, which Rizwan Sajan founded in 1993. Serenz was the first of three projects Danube registered with the DLD in 2026, followed by Greenz in Academic City (17 August, 1,458 units) and Shahrukhz Residences in Dubai Maritime City (4 September, 1,143 units). Greenz recorded 93 off-plan sales in October 2026.
On delivery, Danube said in July 2026 it would hand over 11 projects within 12 months, among them Elitz 1 and 3 in Jumeirah Village Circle, the same community as Serenz (Gulf News, 30 July 2026).
