Where RAW District is

RAW District sits on Sheikh Zayed Road in Downtown Jebel Ali, the district the Dubai Land Department registers as Down Town Jabal Ali. Imtiaz places it on the corridor that links Dubai Marina, Expo City and Palm Jebel Ali.

The same corridor leads to Al Maktoum International Airport at Dubai World Central. Dubai approved a AED 128 billion passenger terminal there, planned for 260 million passengers a year (Dubai Media Office, 28 April 2024). Buyers who rent out serviced residences watch this corridor for that reason.

The RAW concept: a vertical district

Imtiaz did not design RAW District as one tower. It is four connected buildings around a public courtyard, with the home, the office and the gym in the same place. The developer created its own brands for the project:

• Raw Stay: hospitality-led long-term living
• Raw Theory: performance training and wellness
• Raw Station: co-working for independent professionals
• Distrikt Table and 6AM Coffee Club: food and coffee
• The Design Lab and The Studio: creative spaces

The amenities listed by Imtiaz include a padel court, a half basketball court, a family pool with a pool bar, an outdoor cinema lawn, outdoor meeting pavilions, a sensory garden and an edible garden.

Releases, units and handover dates

The DLD dates come from the project register. Imtiaz announced completion in the first quarter of 2029 for the first release. When the developer and the register disagree, NAHY works with the DLD date, because it is the date in the buyer's Oqood.

Sold out at launch: how to buy in RAW District now

Both earlier releases sold out on the day they launched, according to Imtiaz. There are still two ways in:

1. Tower C. The newest release, registered with the DLD on 6 October 2026 with 149 units. NAHY asks Imtiaz for the units still open and sends you the list.
2. Resale of an off-plan unit. Buyers from the first releases sometimes sell their contract before handover. The transfer goes through the developer's no objection certificate and the DLD. NAHY checks the seller's payment status and the Oqood before you pay anything.

The price list, the payment plan and the floor plans change with each unit. NAHY sends them on WhatsApp.

Downtown Jebel Ali in numbers

In October 2026 the DLD recorded 330 off-plan sales in Downtown Jebel Ali, at a median of AED 1,738 per sq ft. RAW District 2 alone accounted for 176 of them, the second highest total of any project in Dubai that month, by NAHY's count of DLD transactions.

About Imtiaz Developments
