The Roads and Transport Authority awarded AED 20.5 billion in contracts for the 30 km line, with 14 stations and operations from 9 September 2029; Academic City and Dubai Silicon Oasis are among the areas it connects (Gulf News, 19 December 2024).

Furnished townhouses and twin villas: what Danube is building

Greenz is Danube's first master-planned community of villas. Every home is delivered fully furnished, with branded Italian furniture from Dolce Vita. The developer's page gives these sizes:

• 3 bedroom townhouses: from about 2,350 sq ft
• 4 bedroom townhouses: 2,750 to 3,100 sq ft
• 5 bedroom semi-detached villas: about 3,700 sq ft
• 5 bedroom twin villas: about 3,950 sq ft

The master plan covers about 4.9 million sq ft, with about 400,000 sq ft set aside for amenities and green space. Danube groups more than 50 amenities into five hubs, among them a Beach Hub, a Beach Clubhouse, a Wellness Hub, a Sports Hub and a dancing fountain. The list includes padel, pickleball and tennis courts, an infinity pool and a kids splash pool. At the launch Danube also announced a 3.75 km running track, buggy transport inside the community and a shuttle to the metro station (WAM, May 2026).

The handover dates agree. The DLD register counts 1,458 units while Danube markets 768 villas and townhouses; the difference is not explained by either source, and NAHY confirms the current unit mix with Danube on WhatsApp.

93 sales in one month: securing a Greenz home now

Greenz recorded 93 off-plan sales with the DLD in October 2026, more than all but seven projects in Dubai. Before you commit, NAHY checks four things for you:

1. Which type is still open. Twin villas, semi-detached villas and the two townhouse sizes sell at different speeds.
2. The escrow account. Payments for an off-plan unit go to the project escrow account at Commercial Bank of Dubai, not to a personal account.
3. The Oqood. Your purchase is registered with the DLD under project 4430, with the declared handover of 31 December 2029.
4. Resale contracts. Early buyers sometimes sell before handover, with the developer's no objection certificate.

Danube Properties and its 2026 pipeline

Danube Properties is part of Danube Group, founded in 1993 by Rizwan Sajan, its founder and chairman. In 2026 the developer registered three projects with the DLD:

• Serenz by Danube, Jumeirah Village Circle: 4 February 2026, 1,227 units
• Greenz by Danube, Academic City: 17 August 2026, 1,458 units
• Shahrukhz Residences by Danube, Dubai Maritime City: 4 September 2026, 1,143 units

In July 2026 Danube said it would hand over 11 projects within 12 months, including Elitz 1 and 3, Sportz, Viewz 1 and 2, Oceanz 1, 2 and 3, Fashionz and Oasiz 1 and 2 (Gulf News, 30 July 2026).
