Both are Binghatti projects in Sama Al Jadaf, registered on the same day. For Starfall, Binghatti's booking system shows 29 September 2028, one day before the DLD date. If the two ever differ, the register date is the one NAHY quotes, as it is printed on the buyer's Oqood.

Studios and one bedrooms near DXB: what to settle before booking

On 8 November 2026 Binghatti's booking system still listed studios, one bedroom and two bedroom apartments in Starfall. With only 14 residential floors, the higher floors with the creek and skyline views are limited, so the floor matters as much as the unit type.

NAHY checks for each unit:

1. Floor and orientation. Which side faces Dubai Creek Harbour or the skyline, and which faces the road.
2. The handover date in your contract. It should match the DLD date of 30 September 2028.
3. The escrow account. Your payments go to the project's escrow account registered with the DLD.

Binghatti's handovers in 2026

On 31 August 2026 Binghatti said it had handed over three projects worth Dh1.8 billion since June and was committed to completing 10 more projects, worth Dh7.5 billion, within four to five months (Khaleej Times, 31 August 2026). In the first half of 2026 the developer delivered around 1,700 homes (Khaleej Times, 27 July 2026).

Besides Starfall and Wraith, the DLD's 2026 register shows Binghatti Spectre in Al Jaddaf, registered on 13 October 2026 with 966 units.
