Spectre is in Al Jaddaf, close to the headquarters of the Dubai Electricity and Water Authority. The Dubai Land Department places it in the Jaddaf Waterfront area.

Spectre is a mixed-use building. Above 3 basement levels, the ground floor holds retail units, followed by 2 podium levels and a plaza level, then 26 floors of apartments and office space, a mechanical floor and the roof. Binghatti describes the exterior as a crystalline glass facade.

966 units and a December 2028 handover

Binghatti's project page did not publish a handover date when it was read on 8 November 2026. Dates quoted elsewhere online vary, so NAHY works with the DLD date, because it is the date that goes into the buyer's Oqood.

Buying in a new launch: what NAHY checks first

Spectre entered the DLD register on 13 October 2026, so it is at an early stage of sales, when buyers have the widest choice of unit, floor and orientation. Before you reserve, NAHY confirms:

1. The DLD registration. Spectre is registered with 966 units, so your contract can be registered as an Oqood.
2. The escrow account. Under Dubai Law No. 8 of 2007, off-plan payments go into the project's escrow account, not to the developer directly. NAHY gives you the account details from Binghatti.
3. Home or office. Spectre sells both. The right choice depends on whether you plan to live, rent out or run a business from the unit.

Binghatti's 2026 launches in Al Jaddaf

Spectre is the third Binghatti project registered in Al Jaddaf in 2026. The DLD register shows Binghatti Starfall (771 units) and Binghatti Wraith (881 units), both registered on 23 July 2026, and Spectre (966 units) on 13 October 2026: 2,618 units in three projects.

Across Dubai, Binghatti launched eight projects and delivered around 1,700 homes in the first half of 2026, with a net profit of Dh3 billion (Khaleej Times, 27 July 2026).
