Azizi Wares stands in Downtown Jebel Ali, the district the Dubai Land Department registers as Down Town Jabal Ali, beside the Jebel Ali Free Zone. Azizi's launch release describes JAFZA as the world's largest free zone and the home of the Middle East's biggest port, and says more than 100 Fortune Global 500 companies are around the project (25 August 2025).

The same release lists Dubai Marina, Jumeirah Beach Residence, Expo City Dubai, Al Maktoum International Airport, Ibn Battuta Mall and Downtown Dubai as the destinations within reach by Sheikh Zayed Road and the Dubai Metro. Farhad Azizi, Group CEO, said at the launch that Downtown Jebel Ali "has quickly emerged as a prime hub for global business and modern living".

Homes and retail: what Azizi Wares combines

Azizi presented Wares as a mixed-use building, with homes and shops in the same address. The homes range from studios to three bedroom apartments, and the building includes a selection of premium retail spaces (Azizi, 25 August 2025). For a buyer, that means two kinds of unit to ask about: an apartment or a retail space.

336 units and a handover declared for March 2028

Azizi registered three projects with the DLD on 2 April 2026, 850 units in total. Of the three, Wares has the earliest declared handover: Azizi Lina, also in Downtown Jebel Ali, and Azizi Leily, on Dubai Creek in Al Jaddaf, are both declared for 30 September 2028. Azizi did not give a completion date in its launch release, so NAHY works with the DLD date, which is the date that follows the buyer into the Oqood.

Is Azizi Wares still available?

By 29 October 2026 the DLD had registered 179 sales against the 336 units of Wares, so 157 units had no registered sale yet. The register lags behind reservations, so NAHY confirms with Azizi on the day you ask. There are two routes in:

1. Units still held by Azizi. NAHY asks for the open studios and apartments and, if you want one, the retail units.
2. Resale of an off-plan contract. A first buyer can sell before handover through Azizi's no objection certificate and a DLD transfer. NAHY checks the seller's paid amount and Oqood first.

Whichever route you take, check that your payments go to the project's escrow account. NAHY sends the price list, payment plan and floor plans of apartments and shops on WhatsApp.

Azizi's 2026 registrations in Downtown Jebel Ali

Wares is one of six Azizi buildings registered with the DLD in Downtown Jebel Ali in 2026:

Azizi Developments reports more than 45,000 homes delivered and about 150,000 units under construction (press release on June 2026 sales, July 2026), and set a target of 22 project deliveries for 2026 (press release, 14 January 2026).
