Azizi Milan at a glance

City of Arabia, not Dubai Studio City

Azizi Milan sits on land Azizi bought in the area known as City of Arabia, next to Sheikh Mohammed Bin Zayed Road (Gulf News, 23 April 2025). It is not part of Dubai Studio City: the developer's launch announcement places it on the E311, the highway that links Abu Dhabi, Dubai, Sharjah, Ajman and Ras Al Khaimah (Khaleej Times, 24 April 2025).

City of Arabia already has residents. Mirwais Azizi told Gulf News that the existing communities will keep separate facility and property management, and that Azizi will build next to and around them. Azizi also says the nearest station of the future Dubai Metro Blue Line will be under five minutes' walk away (Arabian Business, 23 April 2025). That is the developer's statement; the station opening date belongs to the RTA.

A fashion district in Italian style

Azizi names its large communities after European cities, as it did with Azizi Venice in Dubai South. For Milan, the theme is fashion. Mirwais Azizi wants the community to become a fashion hub for the Middle East and Asia, with an incubator for local design talent (Gulf News, 23 April 2025). The plan announced at launch includes:

• Pedestrian-only streets for perfumery, cosmetics, bags and dress fashion, with boutiques, cafes and restaurants (Arabian Business, 23 April 2025)
• A mall, retail districts, offices and at least 500 hotel keys (Gulf News)
• Schools, nurseries, mosques, wellness facilities and parks (Khaleej Times, 24 April 2025)
• Rooftop gardens and a zero-carbon target, with emissions offset through mangrove, forest and solar projects certified by VERRA and Gold Standard (Khaleej Times and Arabian Business, April 2025)

Gulf News reported at launch that many portions of the old City of Arabia masterplan would be revisited and redesigned.

Milan Heights, the lagoon-facing enclave

Three months after the launch, Azizi opened sales of Milan Heights, a lagoon-facing enclave inside Azizi Milan, on 17 July 2025 (TradeArabia, 14 July 2025). It offers studios and one, two and three bedroom apartments.

The amenities Azizi listed for Milan Heights:

• Six infinity pools, a lagoon-inspired pool, five children's pools and rooftop infinity pools
• A cinema, a fitness centre, and jogging and cycling tracks
• Saunas, jacuzzis and steam rooms
• A multipurpose hall, barbecue areas and children's play areas
• More than 20,000 sq m of retail space, parking and 24-hour security

Two counts of the same masterplan

The launch figures differ between the newspaper report and the developer's own announcement a day later. Both are shown here so you can see the range:

Azizi repeated 144,000 residents and 800 hotel keys in July 2025, when it launched Milan Heights. In the launch reports and releases NAHY reviewed, Azizi has not published one handover date for the whole community.

Choosing a building in Azizi Milan

Azizi sells Azizi Milan in releases: the masterplan opened on 24 April 2025 and Milan Heights on 17 July 2025. In July 2026 Azizi still named Milan one of its three flagship master communities, with Azizi Riviera and Azizi Venice. Before you reserve, NAHY checks four things for the building you like:

1. The building name and DLD project number. Ask for the registration of the exact building you are buying in.
2. Its handover date. Take the date from the sale and purchase agreement and the DLD registration, not from an advert.
3. The escrow account. Payments go only to the project's escrow account.
4. Resale. Buyers from the 2025 releases sometimes sell their contracts before handover, through Azizi's no objection certificate and the DLD.

Riviera, Venice and Milan: the developer's track record

Before Milan, Azizi Developments launched two other large communities: Azizi Riviera in Mohammed Bin Rashid City and Azizi Venice in Dubai South (Khaleej Times, 24 April 2025). The company reports more than 45,000 homes delivered and about 150,000 units under construction, and says it recorded 3,700 off-plan transactions in June 2026 (Azizi press release on June 2026 sales, July 2026). For 2026 it set a target of 22 project deliveries (press release, 14 January 2026).
